Occupancy is determined by the number of individuals the property can accommodate, as specified in the property details. Most homes have strict limits on the number of adult and child occupants, often based on county or city regulations.
Some properties have a total occupancy limit, while others specify both a maximum number of adults and a total occupancy including children. Detailed occupancy information can be found in the property description.
All guests must be at least 25 years old or accompanied by a parent or legal guardian. Some properties may have a higher age requirement. Please check the specific property details for more information.
Travel Insurance and Cancellation
We offer travel insurance to protect your vacation investment. For more information about coverage, timelines, and other details, please visit ourTravel Insurance page. You can also choose to add travel insurance during the booking process.

Check-In and Check-Out
Our standard check-in time is after 4pm, and check-out is promptly by 10am. During the summer, these times are strictly enforced to allow our housekeepers sufficient time to prepare the home for each guest.
For reservations that are paid in full with a signed contract, check-in instructions will be emailed to you one week before your arrival. These instructions include driving directions and the house entry code. There are no formal check-in procedures unless specified otherwise, so you can arrive anytime after your check-in time and start enjoying your vacation.
The departure instructions are kept intentionally simple. Typically, they include:
- Load and run the dishwasher
- Remove all trash from the home
- Adjust the thermostat
- Turn off all lights, and close and lock all doors and windows
You can find the check-out instructions in the 3-ring binder at the home or in your departure instructions email. If you have any questions, we are here to help.
During Your Stay
The number of occupants must be declared at the time of booking. While changes to occupancy can be requested, you may not exceed the maximum occupancy limits listed for the home.
All guests must be declared and approved in advance. If daytime visitors are permitted, they may only be at the home between 8am and 9pm. Please note that many of our homes are in quiet neighborhoods, and our rental agreement includes provisions against excessive noise and a strict “no party” policy, and we must strictly comply with city and county requirements.
Yes, dogs are welcome in many of our homes but must be declared and approved in advance. To bring your dog, you need to receive approval, pay the $50/pet fee, and agree to our terms and conditions outlined on our website. Please note that we only allow dogs, not other animals.
The cleaning fee covers the cost of professionally cleaning and sanitizing the home before your stay. It also includes a starter supply of essentials such as toilet paper, paper towels, and dishwasher detergent. Our housekeepers take pride in ensuring the home is clean so you can enjoy a comfortable and pleasant stay.
Smoking is strictly prohibited at all of our properties, both indoors and outdoors. We appreciate your cooperation in helping us maintain a smoke-free environment.
